The Real Estate Development Community: Back to the Future
On 30 March, a closed event for real estate developers took place. The main topics were import substitution and the transformation of modern cities in light of new trends in a period of instability.
Elena Yufereva, CEO of Brandson, commented on the market situation from a branding perspective in her talk at the event: «We are seeing a trend of people wanting to leave the megacities for greener, less crowded places in search of peace and quiet, making use of the opportunities of remote work. So the trend towards landscaping and creating an ecosystem within the home will remain relevant. Barriers related to comfort, social infrastructure and the labour market should be offset by integrated development of territories».
Migration from large cities to greener, less crowded places – during global change and upheaval, the core needs remain the needs for safety and stability. Creating Smart cities – a focus on polycentricity and the creation of residential ecosystems built on the principle of «everything you need within a short walk of home». Residents of these districts will want all their needs to be «covered» close to home, while city authorities — will want to reduce car traffic and ease the load on public transport.
The trend towards recreational areas – a demand for greater sustainability and expanded recreational zones: integrated development of territories, greening and landscape design, and «local products» are all relevant. Projects that pay attention to the environment and to space are in high demand and stand out from competitors.
Real estate – is one of the last segments to see demand fall during instability, but the events of the past 2 years have shown the vulnerability of the urban environment in times of mass upheaval. It is therefore important for real estate developers and city authorities to respond as quickly as possible to people's needs and to any changes that may threaten the lives of city residents and create discomfort.
