On how to correctly calculate the number of workstations in an office, taking new working formats into account. Time for a little maths: in short, the logic is this - multiply the number of workstations by the attendance ratio. For example, we have 100 employees on a hybrid schedule who come to the office 2 days out of 5. Multiply 100 by 2/5 (0.4) and we get 25 workstations. For remote workers we allow 0.1 each, and for those who are always in the office - 1. This way we can accurately calculate the number of workstations needed and avoid overpaying for extra square metres and workstations.
On how to zone an office properly. Besides correctly determining the number of workstations, it is also important to distribute them sensibly. You need to understand what an employee's working day looks like and what purposes the office serves. Do you need more meeting rooms or an open-plan space? Or perhaps you need "quiet rooms" for concentration, or presentation halls. The zoning and layout of the office depend on employees' schedules and the kind of work they do there. It is also important for hybrid and remote employees to have a convenient booking system for visiting the office. There are now many new finishing options with soundproofing, the possibility of walking around the office in socks and other nuances. So you can describe your functional requirements for the space, and the project team will advise on how to implement them.
On the situation with finishing materials. Most European countries have halted supplies, except Italy. Logistics run through Kazakhstan, Turkey or less popular routes, but because insurance has been cancelled, 100% prepayment is required. What are the alternatives? China: despite the stereotypes, you can find any level of quality there - the only question is how to identify it in such a large market. There are also several Russian manufacturers of finishing materials in the low and mid price segments.
